CMDA Approvals

The Chennai Metropolitan Development Authority (CMDA) is the regulatory body responsible for approving building plans within the Chennai Metropolitan Area (CMA). CMDA approval is mandatory for residential, commercial, and industrial constructions to ensure compliance with zoning laws, building regulations, and safety norms.

Process of CMDA Building Plan Approval:

Application Submission
The applicant must submit the necessary documents, including land ownership proof, site layout, and building plan, through a Licensed
Surveyor, Architect, or Engineer.
 
Scrutiny & Verification
CMDA officials examine the application based on Development Regulations (DR) under the Second Master Plan, zoning rules, and Floor
Space Index (FSI) limits.
 
Site Inspection
A field visit is conducted to assess land use, road width, and other planning norms compliance.
 
Approval or Modification Request
If the proposal meets all regulations, CMDA grants approval. If modifications are needed, the applicant must revise the plan accordingly.
 
Final Approval & Building Permit
After approval, CMDA issues a Planning Permission (PP), followed by a Building Permit from the respective local body (Corporation,
Municipality, or Panchayat).
